The spring selling season is often the busiest period of real estate activity in the year with the weather becoming warmer, a school year ending, and before summertime hits. If you’re looking to sell your home this Spring, you need to make sure your home stands out in a crowded market.

Here are six ways to help your home stand out in the spring selling season in our Spring Selling Guide:

1. Clear the clutter

It’s a perfect time to go ahead and clear out the clutter. Spring cleaning as they call it! You want your buyers to focus on your home and see themselves living there – not wonder how in the world you have that many shoes in a pile. Also, you’ll only benefit yourself when it’s time to move by going ahead and clearing out some items. If you need to get items off your hand, sell items online such as Facebook marketplace  or donate them to your local shelter. Like Marie Kondo says, “if it doesn’t bring you joy, get rid of it.”

2. Remove personalized items

The purpose of staging your home is for your buyers to imagine themselves living their. If you have family photos and keepsakes everywhere, it is hard for them to imagine the house as theirs. If you’re still living in your home while showing it, it’s a little harder to completely stage your home as if you don’t live there anymore but creating a balance between personalized items and neutral items is key. A few tips are: pack up family photos (go ahead and box it all up you’re moving anyways!), hide bathroom items like razors, shampoo and deodorant, put away all the pet items (they may not like pets), and keep toys in sight to a minimum.

3. Create curb appeal

You can spend all your time making the inside of you house look amazing, but the outside is the first thing someone sees when pulling up to your property. Create curb appeal by tidying up your yard. After winter, the yard can look dirty and bleak, adding more pine straw, planting spring flowers, and cleaning up leaves can help spurce up your yard. Springtime is also when people are ready to spend time outdoors, so make sure your porch or patio offer a welcoming place to enjoy the outside.

4. Pre-inspection repairs

The more well-maintained your house is the better you have for a higher asking price. If buyers see your home needs a lot of repairs this can cut your profits. Before your home goes on the market, focus on getting all the big repairs done such as HVAC, roof repair, electrical, plumbing, etc.

5. Brighten up your home

Bright rooms make the room look bigger. Take advantage of the fresh spring weather by opening your windows to let the fresh air and sunlight come in and make your house feel brighter.  If natural light isn’t an option or doesn’t work for you, add floor and table lamps to areas that are darker than others.

6. Hire a realtor

While you may think you can sell your house on your own, getting the home to the closing table is the hardest part. The market is very competitive and realtors are professionals to help you! Do you go to the doctor when you’re sick? Do you hire a pest control company if you have rodents? Trust a professional realtor who sells hundrends of homes, knows what to expect and can save you money.
